Buyer advocacy

Save time. Make more money. Buy with an expert beside you.

Creating wealth through property is considered one of the safest ways to create wealth, but the facts are most investors will buy a property without considering a few fundamentals that can have a significant impact on their investment's performance. As your buyer agent or advocate we take care of the property search, we then short list the best properties in line with your purchasing criteria and objectives, we negotiate the best terms for you with one intention: to save you time and make you more money.

Most people put the sale of their property into the hands of an agent without question, but are reluctant to engage an expert to help them buy, and when buying, the stakes are higher.

Buying a property is an intensely personal process. It's really important to get the right property for your requirements, and as with many other areas of your life, expertise and knowledge count for a lot in making a good long term decision.

The wrong decision can be life changing. Our job as your trusted partner is to go to the market and find you more opportunity than you could find yourself. We negotiate the best price and terms for our clients, and we will do it faster, in any market conditions.

Case studies

Each strategy is bespoke. The results are not theoretical.

Modern suburban home
Sunshine West, MelbourneBought 2015 at $565,000. Nearly 60% growth.
Case study 01Sunshine West, MelbourneOff market

Sydney investors, investing in Melbourne

Goal
Maximum capital growth and rental yield.
Brief
Initially our clients came to us with the intention of purchasing an inner suburbs apartment. We went over their needs and wants and advised that a middle suburb purchase would yield a better return over the short and medium term, and give them multiple exit strategies.
Action
We purchased an off market property in Sunshine West: a rendered brick veneer home with 4 bedrooms, 1 bathroom, 2 living areas and a double garage, walking distance to all amenities. Purchased 2015 for $565,000.
Proposed growth strategy
Obtain DAs to build 3 new units.
The alternative
Had Rick and Sharon purchased a 2 bedroom, 1 bathroom, 1 car unit in the inner suburbs, their investment today would have had little to zero growth. Even with a substantial renovation they would be lucky to have seen a fraction of the growth in their Sunshine property. After analysing both scenarios, they took our advice.

Case study 02Retirement strategyAged 45 to 55

Seven properties in ten years

Brief
Prepare for retirement. The clients currently have their own home valued at approximately $1M and want to build a portfolio to give them approximately $1M by the age of 60 to 65 to retire comfortably.
Strategy
Purchase 5 to 7 properties over the next 10 years, balancing metropolitan suburbs that increase in value faster and carry development potential with high yielding suburbs in other states or regions that lift income, so borrowing capacity keeps pace. Develop two of the existing holdings along the way, using capital gains to fund each new purchase.

Properties held, by yearPurchases in years 1, 3, 5, 6 and 9. Developments in years 7 and 8.
Year 1 Buy

Second investment property in a high yielding suburb: strong rents, low vacancy, undervalued and ready for capital growth.

Year 5 Buy

Third investment property in a metropolitan area, again with future development potential.

Year 6 Buy

Fourth investment property in a high yielding, low vacancy, undervalued suburb.

Year 7 Develop

Property five. Develop property one: add a second dwelling or redevelop as 3 units.

Year 8 Develop

Property six. Develop property three, creating a secondary property on the existing land.

Year 9 Buy

Seventh investment property in a high yielding, low vacancy, undervalued suburb.

Year 10 Hold

Seven properties, balanced between metropolitan growth assets and high yield income assets, with two developments added from existing land.

If you ask me to describe an ideal agent: professionalism, efficiency, communicative, and caring with a good network are the first few that come to mind. AusInvesta not only ticked all of the above boxes, but raised the bar by a great deal. These folks are my one unique recommendation to anyone trying to buy a property or have their rental property managed.
Matt Esma
As soon as the first selected property came to auction, Peter attended and bought on our behalf within our agreed budget, and all this within little more than 6 weeks. He listened well, advised diligently on appropriate prices, applied his experience of the Melbourne market, and got us a gorgeous house in Beaumaris at the right price. Thank you Peter for all your help and for being such fun to do business with.

My wife and I live in Sydney. We own our own home and were seeking an interstate investment property to build our long term wealth. We were referred to Peter Corica and knew from the first introduction call that he would serve in our best interest. Very glad to say we ended up purchasing an investment property in Melbourne through Peter and are delighted with the results.
